Pre-purchase building inspection is one of the most important stages of property buying process. In case you are planning to bid and buy at a property auction, then please REMEMBER you buy the property as is, there is NO cooling off period. In case it’s a private treaty, then you have only 48 hours before cooling off period is over. Don’t wait, until it’s too late. Get a building inspection done before you make an offer or make a bid.
Working in property service for more than 30 years (as a builder, maintenance man, real estate agent, building inspector), I understand what to look for. The purpose of Building inspection is to provide advice to the Client regarding the condition of the property and site at the time of inspection. The finalized report only covers or deals with any evidence of: structural damage, conditions conducive to structural damage, major defects in the conditions of secondary elements and finishing elements, collective minor defects, serious safety hazards.

How it works
After the first contact the prospective Client receives Pre-engagement visual inspection agreement. In case the prospective Client is interested in a Building inspection example, it can also be sent using electronic means of communication (e-mail). This Agreement is read, questions raised (if any), answered, special conditions are added (if any) and in case the prospective Client agrees with everything – Agreement is signed by the parties involved.
Consultant then contacts the person who is responsible for gaining access to the property (vendor, property manager, real estate agent, tenant) and the inspection date and time is set. Consultant arrives on sight, does the inspection, than produces the report and sends it to the Client or client’s representative in electronic form (via e-mail), no later than 24 hours from the start time of the inspection.
